We’re building a great asset management team – now’s the time to join Canada Post as a Senior Portfolio Manager – Real Estate Investments, Pension Fund. This is a unique opportunity for a motivated, seasoned real estate investment professional to actively grow and manage the real estate portfolio of one of Canada’s largest company-sponsored pension plans, worth in excess of $16.5 billion.

As a Senior Portfolio Manager, you will be working with a rapidly growing portfolio that has a very strong and positive reputation and is well-connected to key players in the Canadian investment real estate industry. This is a generalist role with a small hands-on, dynamic team that will see you involved in all areas of Real Estate Portfolio Management. You will have the opportunity to work on acquisitions, budgeting, capital investments, leasing, valuation and dispositions, with assets covering four sectors of Real Estate: Industrial, Retail, Office and Multi-Residential. The successful candidate will:
• Conduct real estate investment sensitivity analysis by reviewing cash flow, forecasting, and valuation reports.
• Monitor real estate transactions, and conduct and monitor investment due diligence.
• Obtain, review and analyze regular reporting from asset managers and advisors.
• Create and maintain databases and tracking systems to monitor diversification, leverage and commitments, and to measure asset and fund performance return levels.
• Prepare real estate property and portfolio reports, and presentations to approval and advisory committees.
• Provide analyses, commentaries and recommendations to the General Manager, Real Estate Investments, Pension Fund, in areas such as potential investment opportunities.
• Manage and maintain effective working relationships with the asset manager and senior executives within the Corporation.
• Visit each of the properties under his or her responsibility.
• Work with Pension investment staff, and asset and fund managers to reconcile and measure the portfolio’s returns against Canada Post’s benchmark, the IPD index.
• Keep abreast of Real Estate market conditions, conduct investment research, and meet with external investment and leasing brokers for advice and commentary on future trends and developments related to governance standards, industry practices, legislation, guidelines, new technologies and programs related to Canada Post’s responsibility in managing its Real Estate portfolio.

Job requirements (Education and Work experience):
• Your degree in Urban Studies, Finance or Real Estate is complemented by a CFA designation; an MBA would be an asset.
• Your 7 or more years of experience in an investment real estate environment have given you exposure to all aspects of asset management.
• You bring real estate analytical and/or asset management experience; knowledge of all real estate sectors is an asset.
• You are a strategic and analytical thinker, adept at translating strategies into actionable plans.
• Your relationship-building skills have played a major role in your ability to develop a strong rapport and credibility with internal and external stakeholders alike and have been instrumental in your investment success.
• Technically proficient, you have a solid grasp of computerized valuation, cash flow forecasting and modeling, and are very advanced in the use of Excel, PowerPoint and ARGUS software.
• Your strong organizational skills and attention to detail drive your ability to manage multiple projects simultaneously.
• You are fluent in English.
